Voted one of the best places to live in the nation by Money Magazine in 2005, Sugar Land is one of the fastest growing cities in the
country. New neighborhoods are sprouting up everywhere. If you�re new to Fort Bend County, looking to relocate or just interested in what�s hot, check out these neighborhoods.
Aliana
Because of its location across the street from two premier golf courses, the developers of Aliana want to create a resort-style neighborhood. Construction is expected to start by early 2006, with estate-type homes
starting at $275,000. The neighborhood, positioned between the Grand Parkway and FM 1464 and south of Madden Road, will have an equestrian feel and nearly 6,000 homes.
Chelsea Harbour
Nearly all of the homes in this 3-year-old neighborhood are built on the water, making Chelsea Harbour a tropical oasis
in Fort Bend County. �I love living here,� says Paola Romanos. �Looking out at the water every day, it feels like a constant vacation.� The neighborhood has a swimming pool, clubhouse, playground and tennis courts. Homes
start in the low $200,000s. Chelsea Harbour is at the Grand Parkway and FM 1464.
Telfair
Formerly prison farm land, 2,000 acres at U.S. 59 and University Blvd. next to New Territory, will be a new master-planned development welcoming residents by spring 2006. Named after one of the oldest oak-lined squares
dotting downtown Savannah, Ga., Telfair will have a southern architectural feel. Each of the major internal roadways in Telfair
will have an arched bridge designed to resemble Savannah�s historic suspension bridges. More than 4,000 homes are
anticipated by the year 2011. Telfair will be its own unique community, complete with retail shops, lakes, swimming pools and parks. The University of Houston and Wharton County Junior College will also have campuses
adjacent to Telfair.
New Territory
With a prime location at Highway 90A and the Grand Parkway, New Territory is home to more than 12,000 residents.
Large trees line the streets and greenbelt trails make for a nice morning jog in this well-known community. �The sidewalks are always busy with activity,� says resident Sue Councill. �I knew when we first visited that
this was where I wanted to raise my family.� Many neighborhoods within this master-planned community have lakes and parks. Residents can also use the $5 million community complex. Homes range from the upper $90,000s to
$900,000.
Sienna Plantation
With homes priced from the $100,000s to the millions, Sienna Plantation offers homes to suit a wide range of budgets.
This master-planned community opened in 1997 and will be home to more than 60,000 residents when it�s completed, making it it Fort Bend�s largest neighborhood. The 10,500-acre community boasts the south�s largest
resort-style private water park. The neighborhood also has a golf course, recreation center with exercise classes, amphitheater, fishing pier, tennis courts and volleyball courts. Parks and other green areas make up 20
percent of the neighborhood, preserving the area�s naturally wooded environment. Sienna Plantation is located off Highway 6 in Missouri City.
Orchard Lake Estates
With the closing of Old Orchard Golf Course, the area around the Orchard Lake Estates neighborhood is growing fast. Located off the Grand Parkway at FM 1464, homes in this 240-acre development are prewired to accommodate
voice, data and broadband transmissions. Surrounded by three golf courses and three major lakes, this gated community also has a swimming pool and a pedestrian trail system.
Greatwood
By the time Greatwood is completed, more than 12,000 people will call this masterplanned community home. The neighborhood sits on more than 2,000 acres at Highway 59 and Crabb River. Amenities include a golf course,
lakes, swimming pools, tennis courts, playgrounds, a small water park and walking trails beneath the large oak trees. Homes range from $130,000 to more than $1 million. Right across the street from Greatwood is another
community, the gated Canyon Gate. And, of course, everyone knows about First Colony � the more than 10,000-acre community that is home to First Colony Mall. Jeff Wiley, executive vice president of the Greater Fort Bend
Economic Development Council, says improvements to Highway 59 and the Grand Parkway make the Sugar Land area attainable and its amenities make it attractive. �We have quality, affordable housing, a highly educated work
force, great schools and close proximity to a major metropolitan area. You don�t have to live here long to realize there�s something special about this place.�
Avalon

Colony Lakes
